Aileen Inc - Edinburg

The facility is located just North of the Town of Edinburg and less than a 1/4 mile from U.S. Rt. 11 on Aileen Road.   

Space

Total available sq.ft. is 410,000.  The largest contiguous space is the warehouse space which is 278,776 sq.ft.  The manufacturing space is 98,224 and the office area is 33,000 sq.ft.   Owner would consider multi tenants.

Construction

The exterior walls are brick, block and metal.  Eighty percent of the roof is rubber membrane over a combination of metal, tectum and double T pre-stressed concrete roof decking.  Ceiling height is 18 ft. at the eaves.  The floors are reinforced concrete and 4 inches thick.  The original building was constructed in 1962.  Additions were completed between 1964 and 1977. 

The facility is equipped with 16 dock doors (8' x 8' manual) and 1 overhead (10' x 12') drive in doors.  Heating system is steam with (1) 26,500 and (1) 20,000 ton Babcox & Wilcox boilers.  Paved parking lot with 400 + spaces.

Utilities

Potable water is available through a well.  Sanitary sewer service are provided by an on-site waste water treatment facility owned by Shenandoah County.  Electrical service is provided by VA Power.  Telephone service is provided by Shentel.  Natural gas line is located 6,800 ft. east of the site.
